Nexgen Innovative Design Solutions was created to offer an outlet to homeowners for affordable custom home design and more. These services were created to streamline the process of home building and construction with professionals experienced in the field, and provide construction administration with your contractor to ensure quality workmanship at a fair price.

• Site Considerations: Finding a lot or a building site is easy… finding one you like is not. N.I.D.S. doesn’t believe you should find that tree lined street, that river view, or the park view and not utilize it to its full potential. Stock plans can’t take into consideration these features. If you just can’t bring yourself to tear down that big oak tree for your new addition, we will do our best to work around it.
  
  
• The features: Custom designed homes allow for the individual to incorporate aspects of their character and personality into their home. If you enjoy movies, why not add a theater? Benefits of Construction Administration: Assist the owner in conducting a competitive bid process. This is the process of allowing several builders the opportunity to submit a bid for the work. This process ensures that these general contractors are providing homeowners the best possible price in a competitive market as well as giving owners the opportunity to select builders they feel most comfortable working with. Note: N.I.D.S. does not provide general contracting services. Pay request inspections: Contractors should never be paid the entire contract amount prior to starting construction. Typically a contractor is paid a portion of their bid price upfront followed by “pay-outs” as the construction process meets mile-stones. Inspections performed by our sister company NPI ensure that contractors are only paid for the work completed and that the work meets the standard in quality workman-ship. Before the contractor turns over the key to your new home, we will perform a “punch list” or close out inspection ensuring the builder has met the requirements of the construction documents. Change order approvals: During the process of all construction projects, situations arise which require changes to the original design. Products unavailability at the time of construction, or an undocumented utility line in the way of a new foundation calls for the designer to make changes to the design and allows the builder to progress on schedule. We offer these services through the completion of the project to ensure that your home turns out how you planned it on paper.

How it all works:

If you feel that our services may suit your needs, we are pleased to discuss options and approaches to attain your goals free of charge, at a location of your choice, in order to present how we may assist you. Should you decide to contract us for the work, we will begin the process of developing a program for the scope of work, through meetings, in order to begin to develop a rough design based on our interpretations. We will then present these ideas to you, and under the terms of our fee schedule you will be able to make changes in the first set of revisions. We will continue this process of presenting and revising, up to 3 times until we attain a design that you feel encompasses the program completely. Additional revisions to the design are allowed at an additional charge.

From this point, N.I.D.S. enters into the construction documentation phase, taking the design concepts as approved, and turning them into blueprints for construction. We will then issue several sets of these documents to you, in order to attain bids, and submit to your municipality for construction permit requirements.

Should you desire, we also offer construction administration services at an additional charge. This includes assistance in competitive bidding, contract review with the general contractor, and construction pay request approvals.
